The story begins 20 years ago with Kendell Lang as KPMG Peat Marwick’s Managing Director of Corporate Real Estate, a professional service company (providing audit, tax, and advisory services) and one of the “Big Four” auditors, along with EY, Deloitte and PwC. Through this work, real estate expert Kendell Lang saw an incredible opportunity and a convergence of needs across three major sectors: (1) the life sciences, (2) real estate developers and (3) public capital markets. And so, he came up with a brilliant concept and pioneered the development of managing real estate through a Real Estate Investment Trust (REIT) specifically for the life science industry.
The goal behind this endeavor was to bridge the funding gap between investment bankers and developers of startups to provide equity capital.
Brilliant Concept Leads to Billion-Dollar Companies
Life Science companies have capital-intensive real estate requirements that include very expensive tenant improvements. Specialized facilities, laboratory equipment, irrigation systems, security and waste disposal are a mere sampling of the demands of Life Sciences real estate. Real estate developers, however, are simply unwilling to fund these requirements and investment bankers are constantly frustrated with having their Life Science portfolio of startups spend millions of dollars in brand new equity capital on their tenant improvements.
This is where real estate expert Kendell Lang saw incredible opportunity and created a unique business plan. Lang organized the acquisition of the initial portfolio, which ultimately became BioMed Realty Trust, Inc. (NYSE: BMR), a Real Estate Investment Trust or REIT. Essentially, Kendell Lang was the originator with the ingenuity to develop and manage real estate specifically for the life science industry.
BioMed Realty Trust, Inc. grew and evolved into one of the leading providers of real estate and real estate services to the life science and university communities. From an initial concept seeded by Kendell and keen leadership of the management team, it was proven that a special-purpose REIT was the right vehicle to meet the needs of an emerging market.
